Developers in Miami continue to propose luxury boutique condominium buildings throughout the city. Instead of building high-density housing projects full of studio and 1-bedroom apartments, Miami developers are focusing on providing first-class amenities in low-density buildings. The developers of One Thousand Museum in downtown Miami originally received approval for a 60-story building with 750 residential units. Instead, One Thousand Museum will only contain 83 units in the originally planned 60-story tower. The smallest condos in One Thousand Museum will have 4,600 square feet of living space. New Boutique Condo Tower Proposed for Miami Beach

Amid 18 new condo buildings already proposed in Miami Beach, developer R. Donahue Peebles plans to add a boutique luxury condo tower located at 6747 Collins Avenue to the mix. The exclusive condominiums will be located on an oceanfront lot just south of the Canyon Ranch towers.

 

Known as 6747 Collins Ave until an official name is given, the luxury oceanfront development will rise 16 stories above the Atlantic Ocean. The project is set to include 13 ultra-exclusive residences, including 10 units averaging 5,620 square feet, 2 beachfront villas and a 2-story penthouse with 10,000 square feet of living space.

 

There have already been 145 new condo towers proposed for South Florida. The push for new construction comes as inventory from the last condo boom is dwindling down. Other boutique condo buildings proposed or under construction in Miami Beach include One Ocean, Marea South Beach and Glass Miami Beach.

Foreign Buyers Continue to Flock to Miami

The real estate market in Miami and surrounding areas has been hot lately, thanks in part to an increase of wealthy overseas buyers purchasing vacation homes with cash. With foreign wealth flocking to Miami, luxury sales prices have increased in the first quarter of 2013, on a year-over-year basis.

 

The latest data released by Douglas Elliman shows an increase in prices at the luxury end of the market. The luxury market is defined as the top 10 percent of sales. For luxury condos, the average sales price in the first quarter of 2013 was 1.57 million dollars, an increase of 18.5 percent from the first quarter of 2012. The sales price of luxury homes also showed a significant increase of 15.4 percent to 2.02 million dollars.

 

The influx of foreign buyers has also spurred the construction of new ultra-exclusive, oceanfront condos, such as 321 Ocean and One Ocean in Miami Beach. Currently, 3/4th's of condo buyers are purchasing with cash.
