For real estate developers in Miami’s ultra-luxury market, lavish amenities and exceptional services are required if they wish to attract super wealthy homebuyers. In the current market, developers can no longer just build a luxury condo tower; they have to provide services and amenities to make their project standout from others.
Mega-rich buyers gravitate towards turnkey residences, where the minutiae of daily living are provided. To cater to this clientele, developers are offering white-glove services. They are also providing the technology to access these services from anywhere in the world.
Extravagant amenities are similarly becoming commonplace in new exclusive buildings. The Porsche Design Tower Miami will include “auto elevators” to transport cars to private “sky garages” attached to individual condos. Zaha Hadid’s One Thousand Museum in downtown Miami will feature a rooftop helipad and a system to scent the building. One Ocean Miami Beach will have a professionally curated art collection.
So far, the developers’ plans seem to be working. This year, the number of properties selling for over 5 million dollars has increased over 24 percent. The number of 10 million dollar plus properties has increased 50 percent. As Miami developers continue to embrace the ultra-high-end lifestyle, homes are selling faster and new construction is thriving.

New construction sales are going extremely well in Miami. In the most recent example, only 2 luxury residences remain unsold in One Ocean South Beach. The ultra-exclusive, 4-bedroom plus den units offer 4.5 baths, floor-to-ceiling glass, private elevators and spacious wraparound terraces. The terraces feature private pools, summer kitchens and landscaped gardens.
Located in Miami Beach’s prestigious South-of-Fifth neighborhood, One Ocean is set for completion in August of 2015. The 50-unit development was designed by world-renowned architect Enrique Norten. The luxury condominium building also features an infinity-edge pool, private clubhouse and a professionally curated contemporary art collection. Landscape architect Enzo Enea designed a Zen garden and lush pool deck. One Ocean Miami Beach offers the privacy and outdoor space of a single-family home, with the amenities of a five-star hotel.
One Ocean is located near other new construction in Miami Beach, such as Marea South Beach and 321 Ocean. Contact Niki Higgins at 1-888-242-4422 for more information on the final two units in One Ocean.

Developers in Miami continue to propose luxury boutique condominium buildings throughout the city. Instead of building high-density housing projects full of studio and 1-bedroom apartments, Miami developers are focusing on providing first-class amenities in low-density buildings. These “limited-edition” residences boast spacious floor plans and unparalleled exclusivity.
The developers of One Thousand Museum in downtown Miami originally received approval for a 60-story building with 750 residential units. Instead, One Thousand Museum will only contain 83 units in the originally planned 60-story tower. The smallest condos in One Thousand Museum will have 4,600 square feet of living space. The Zaha Hadid-designed building will feature exclusive amenities, such as a rooftop helicopter pad and a full-service spa.
The trend of limited-edition residences is also going strong in Miami Beach, where several ultra-luxury condo projects are in various stages of development. The Residences at Miami Beach Edition will include 26 units on the top floors of the Edition Miami Beach hotel. The lavish oceanfront condos include “outdoor rooms”, with private pools, kitchens and pergolas. Other luxury boutique condo developments in Miami Beach include Glass Miami Beach, Marea South Beach, 321 Ocean and One Ocean Miami Beach.

The real estate market in Miami and surrounding areas has been hot lately, thanks in part to an increase of wealthy overseas buyers purchasing vacation homes with cash. With foreign wealth flocking to Miami, luxury sales prices have increased in the first quarter of 2013, on a year-over-year basis.
The latest data released by Douglas Elliman shows an increase in prices at the luxury end of the market. The luxury market is defined as the top 10 percent of sales. For luxury condos, the average sales price in the first quarter of 2013 was 1.57 million dollars, an increase of 18.5 percent from the first quarter of 2012. The sales price of luxury homes also showed a significant increase of 15.4 percent to 2.02 million dollars.
The influx of foreign buyers has also spurred the construction of new ultra-exclusive, oceanfront condos, such as 321 Ocean and One Ocean in Miami Beach. Currently, 3/4th's of condo buyers are purchasing with cash.
