About Miami Beach

Miami Beach is located on a series of barrier islands between the Atlantic Ocean and Biscayne Bay, the latter of which separates Miami Beach from the city of Miami. It has been one of the top beach resort destinations since the early 20th century. Other than the Florida Keys, Miami Beach has the warmest winter weather and ocean temperatures in the mainland United States. 

The city of Miami Beach is made up of South Beach, Mid Beach and North Beach.

South Beach consists of the southernmost 24 blocks of Miami Beach. It is home to the South Pointe neighborhood, Ocean Drive, Casa Casuarina (former Versace Mansion), the Art Deco Historic District, Lincoln Road, famed nightlife and numerous cultural institutions. Mid Beach is the area of Miami Beach from 24th Street to 63rd Street. It is home to the Mid-Beach Boardwalk, the Collins Waterfront Architectural District, the Fountainbleu Hotel and the Eden Roc Resort. Festivals in Mid Beach include the Miami International Boat Show. 

North Beach is the northernmost part of Miami Beach, bordered by 63rd Street to the south. It includes Biscayne Point, La Gorce and Normandy Isles. 

Miami Beach is connected to the mainland by the MacArthur Causeway, the Venetian Causeway and the Julia Tuttle Causeway. Public transportation is readily available in Miami Beach. The city is also home to the DecoBike bicycle sharing system. DecoBike includes over 100 bicycle stations throughout Miami Beach from about 85th Street to South Pointe Park. The area is extremely walkable. 

Miami Beach Neighborhoods

Mid Beach: Located just north of well-known South Beach, Mid Beach includes the area of Miami Beach extending from approximately 24th Street to 63rd Street. The area is home to the world-famous Fountainbleu Hotel and Eden Roc Resort. Notable Mid Beach real estate includes the Faena House, Faena Versailles Contemporary and Faena Versailles Classic. There are numerous high-end restaurants and shopping destinations throughout the area. It also hosts the Collins Waterfront Architectural District and the smaller neighborhoods of Oceanfront, Bayshore and Nautilus. Mid-Beach Miami Beach offers easy access to mainland Miami via the Julia Tuttle Causeway/I-195. 

North Beach: North Beach is located from 63rd Street to 87th Street in Miami Beach. Compared to South Beach and Mid Beach, the area is quiet and family-oriented. North Beach is known for its wide, secluded beach, which is bordered by a walking path and sand dunes that run all the way to Surfside. It is home to the North Beach Bandshell, which hosts small concerts and festivals. Numerous quaint, sidewalk cafés and shops also dot the streets. North Shore Park is open to the public and sits on 35 acres of land bordered by pristine beach and ocean. North Beach real estate includes Eighty Seven Park, an ultra-luxury condo development currently under construction. North Beach is ideally located between all the activity of the southern Miami Beach neighborhoods and the exclusive shopping and dining in prestigious Bal Harbour.

  • Biscayne Point & Stillwater: Biscayne Point and Stillwater are highly desirable neighborhoods in North Beach for single-family homes. Located just west of the main Miami Beach island and north of Normandy Isle, the area consists of two peninsulas jutting into Biscayne Bay. Most of the Biscayne Point and Stillwater homes are waterfront, and the neighborhood is ideal for boaters. The gated neighborhoods are connected by bridges on 77th Street and 85th Street and by a pedestrian bridge on 80th Street. Stillwater Park and Crespi Park offer public greenspace. 
  • Isle of Normandy: Normandy Isle consists of man-made islands completely surrounded by Biscayne Bay. 71st Street runs through the neighborhood and hosts numerous small shops and restaurants. The recently renovated Normandy Isle Park and Pool features an Olympic-sized pool, basketball courts, a soccer field and more. The Isle of Normandy is also home to the iconic Normandy Shores Golf Course. Real Estate on the northern side of the neighborhood consists of garden apartments and single-family homes. Real estate on the southern side of Normandy Isle also features condominiums and homes, with waterfront properties enjoying spectacular views of the water and the cities of Miami and Miami Beach.
  • La Gorce Island: La Gorce Island is located just south of the Isle of Normandy. The guard-gated neighborhood is completely surrounded by Biscayne Bay and is home to lavish single-family homes on both the waterfront and interior of the pristine island. Many La Gorce homes offer large private dockage, making the neighborhood ideal for boaters. La Gorce is known for its lush landscaping, giving the island the feel of an exclusive tropical getaway. It is also a celebrity hotspot. 

Surfside: Surfside is a quiet, family-oriented neighborhood located just north of North Beach and south of Bal Harbour. The area is known for its wide, secluded beach, which is bordered by a walking path and sand dunes. There are numerous shops and cafés along Harding Avenue. Surfside also offers a community center and aquatics facility. The prestigious Bal Harbour Shops, an upscale shopping mall, is located just minutes away.
